VA Loan Calculator
Estimate a VA loan payment with the current VA funding fee, financed or paid in cash, plus tax, insurance, total interest and a yearly amortization schedule.
A VA loan lets eligible veterans, service members and some surviving spouses buy a home with no down payment and no monthly mortgage insurance. The main extra cost is the VA funding fee, a one-time charge set by the size of your down payment and whether you have used the benefit before. This calculator applies the current VA fee chart, adds the fee to the loan if you finance it, and shows the monthly payment with a year-by-year schedule.

Formula
Fee = (price − down payment) × fee rate; M = L × r / (1 − (1 + r)^−n)
L is the loan including any financed fee, r is the yearly rate ÷ 12 ÷ 100 and n is the number of months. Purchase fee rates: under 5% down, 2.15% for first use or 3.3% after; 5% to under 10% down, 1.5%; 10% or more down, 1.25%.
Example
A $350,000 home with no down payment on first use carries a 2.15% fee of $7,525. Financing it makes the loan $357,525. At 6.25% for 30 years the principal-and-interest payment is about $2,201.34 a month; adding $3,000 a year of property tax and $1,500 of insurance brings the total to about $2,576.34.
Frequently asked questions
Who does not pay the VA funding fee?
VA lists veterans receiving compensation for a service-connected disability, surviving spouses receiving Dependency and Indemnity Compensation, active-duty members with a Purple Heart, and some service members with a pre-discharge disability rating. Your Certificate of Eligibility shows your status.
Is there a VA loan limit?
If you have full entitlement, VA does not cap how much you can borrow, though your lender still sets limits based on income and credit. Borrowers with remaining entitlement on an active VA loan can face county-based limits.
What does a VA refinance cost?
An Interest Rate Reduction Refinance Loan (IRRRL) has a 0.5% fee. A cash-out refinance costs 2.15% on first use and 3.3% after that.
Should I finance the fee or pay it in cash?
Financing keeps cash in your pocket but you pay interest on the fee for the life of the loan. Paying it at closing lowers both the payment and total interest.
