Arizona Property Tax Calculator (2026)
Estimate your 2026 Arizona property tax from limited property value, assessment ratio and primary/secondary rates, with the homeowner rebate and 1% cap.
Estimate tax on one ordinary Arizona real-property parcel using its assessed 2026 limited property value (LPV), legal class and county tax-area rates. Class 3 owner-occupied property may receive school-tax relief and the primary-tax cap credit. The calculator now uses each school district’s actual primary rate, because the homeowner rebate can be smaller than its statewide maximum.
How to use this tool
- Copy the LPV and legal class from the assessor’s record.
- Enter total primary and secondary rates in dollars per $100 of assessed value.
- For a Class 3 rebate, identify unified or separate school districts and enter their actual primary rates before relief.
- Read annual tax and the monthly budgeting equivalent; follow your actual bill for payment deadlines.
Formula
Tax = assessed value × (primary rate + secondary rate) ÷ 100 − homeowner rebate − primary cap credit
Assessed value is LPV times 10% for Classes 3 and 4, 15.5% for Class 1, or 15% for Class 2 real property. Each eligible school rebate uses half the lesser of its actual primary rate and qualifying rate: $3.0256 unified or $1.5128 per separate elementary/high-school district. Combined rebate is capped at $600. Class 3 primary taxes after rebate are limited to 1% of LPV; secondary taxes remain outside that credit.
Example
For a $300,000 LPV Class 3 home, assessed value is $30,000. With primary rate 7, secondary rate 3 and unified school primary rate 3.0256, gross tax is $3,000. School relief is $30,000 × 1.5128% = $453.84. No additional cap credit is needed, leaving $2,546.16 annually.
Frequently asked questions
Does a rental receive the homeowner credits?
No. Class 4 does not receive the Class 3 school rebate or the owner-occupied primary-tax credit modeled here. Confirm legal classification with the assessor.
Can LPV always increase by only 5%?
The normal continuing-property rule limits growth, but new construction, changes of use and other Rule B circumstances can reset value. This tool uses an existing assessed LPV and does not forecast it.
Which parcels need a separate calculation?
Exemptions, mixed legal classes, partial occupancy, cooperative apartments and personal property require different bases or limits. The current calculation assumes one wholly classified real-property parcel without exemptions. Enter both school rates separately; averaging them can overstate relief.
