Alabama Property Tax Calculator

Estimate Alabama property tax from appraised value, assessment class and your district millage, with the regular or age-65 homestead exemption.

State 6.5 + county + school + city levies for your tax district (from your tax bill or the ADOR millage table). 1 mill = $1 per $1,000 of assessed value.
The "total county" line for your district. Needed for the homestead exemption.
Use an exemption only for your qualifying owner-occupied principal residence, generally up to 160 acres. Farm or forest classification alone does not qualify.

Alabama property tax is worked out in two steps. First the property is assessed at a fixed share of its appraised value — 10% for an owner-occupied home, 20% for most other property. Then the state, county, school district and city each apply their millage to that assessed value. This calculator does both steps and subtracts the regular or age-65 homestead exemption.

How to use this tool

  1. Enter the appraised (market) value from your assessment notice.
  2. Pick the property class.
  3. Enter the total millage for your tax district and the county share of it.
  4. Choose the homestead exemption you claim, if any.

Formula

Tax = appraised value × assessment ratio × total mills ÷ 1,000 − homestead exemption

Assessment ratios: Class I utility property 30%, Class II property not otherwise classified (rentals, commercial) 20%, Class III owner-occupied single-family homes, farm and forest land 10%, Class IV private cars and pickups 15%.

The regular homestead (H-1) exempts up to $4,000 of assessed value from the 6.5-mill state levy and up to $2,000 from county levies; county school tax is still collected. Owners 65 or older with income above $12,000 (H-4) pay no state levy and keep the $2,000 county exemption.

Example

The Department of Revenue example: a $100,000 Class III home is assessed at $10,000, and at 32.5 mills the tax is $10,000 × 0.0325 = $325. With this page’s defaults — a $250,000 home, 40 total mills, 10 county mills and the regular homestead — the assessed value is $25,000 and the tax before exemptions is $1,000. The exemption saves $4,000 × 0.0065 + $2,000 × 0.010 = $46, so the bill is $954 a year.

Frequently asked questions

Where do I find my millage rate?

Your county revenue commissioner’s tax bill lists each levy, and the Department of Revenue publishes a county millage table every year. The state levy is 6.5 mills everywhere: 3 for public schools, 1 soldier fund and 2.5 general fund.

Is a rental house taxed at 10%?

No. The 10% Class III ratio is for owner-occupied single-family homes. A rental or second home normally falls in Class II at 20%, which doubles the tax on the same value and millage.

How much does the regular homestead exemption save?

Up to $26 from the state levy, plus $2,000 × county mills ÷ 1,000. You must apply with your county; local exemptions can differ.

Are there bigger exemptions?

H-3 can exempt all ad valorem tax for owners 65 or older whose combined federal taxable income with their spouse is $12,000 or less, or for permanent total disability. H-2 is a separate partial exemption. Ask your county assessor; these cases are not modelled.
